01 — Services

Fire-safety advice built around the project.

S5 provides clear technical input across design, construction and occupied use—from early strategy and performance-based analysis to retrospective appraisal and fire risk assessment.

01

Design fire strategies

Coordinated fire-safety strategies for new-build, extension and refurbishment projects, developed from concept through detailed design and construction.

  • Fire-safety design brief and strategy
  • Escape, compartmentation and fire-service access
  • Design-team coordination and clear responsibilities
02

Retrospective fire strategies

Evidence-led strategies that explain how an existing or occupied building is intended to perform, drawing together available records, site evidence and operational constraints.

  • Existing-building appraisal
  • Current strategy and critical assumptions
  • Gap analysis and proportionate priorities
03

Fire risk assessments

Proportionate assessment of fire hazards, people at risk, existing controls and management arrangements, supported by a prioritised action plan.

  • Occupied premises
  • Management and emergency arrangements
  • Prioritised risk-reduction actions
05

Plan checks and compliance reviews

Independent review of drawings, specifications and design changes against the agreed fire strategy, legislation and relevant guidance, from design through construction.

  • Design-stage plan and specification checks
  • Construction and change-control review
  • Concise issue and action schedules
06

Independent peer review

Independent technical challenge of fire strategies, calculations, modelling and specialist proposals, focused on material assumptions and matters requiring resolution.

  • Strategy and engineering review
  • Assumptions, robustness and sensitivity
  • Clear findings for the client or approval team
07

Change-impact appraisals

Targeted appraisal of alterations, value engineering, refurbishment or change of use to establish the effect on the fire strategy, compliance and building risk.

  • Material alteration and refurbishment
  • Design-change and value-engineering review
  • Practical options and next steps

Typical outputs

Clear evidence your team can use.

The precise scope and deliverables are agreed for each commission and kept proportionate to the decisions required.

  1. 01Design and retrospective fire-strategy reports
  2. 02Engineering assessments and calculation notes
  3. 03ASET/RSET, evacuation and tenability assessments
  4. 04CFAST/FDS smoke-modelling reports
  5. 05Plan-check, peer-review and change-impact schedules
  6. 06Fire-risk assessment reports and prioritised action plans

02 — Approach

A clear route from evidence to decision.

The design basis, limitations and recommendations should be easy for the whole project team to understand—and robust enough to be followed through construction and occupation.

Our working principleStrong strategies. Safe buildings. Protected people.
  1. 01

    Define the brief

Confirm the building, proposed work, project stage, stakeholders and decisions the commission must support.

  2. 02

    Establish the design basis

Identify the relevant legislation, guidance, evidence, hazards, assumptions and—where required—acceptance criteria.

  3. 03

    Test the critical issues

Assess escape, compartmentation, systems, external fire spread and fire-service access using proportionate calculation or modelling where needed.

  4. 04

    Document a clear direction

Issue a coordinated output with transparent assumptions, conclusions, limitations, responsibilities and actions.

Project experience

Across varied buildings, the question stays the same: what is the evidence telling us?
